Who can invest with Nexus?
Our offerings are open to accredited investors only. Because our offerings are made under Rule 506(c) of Regulation D, we are required to verify each investor’s accredited status before accepting an investment. This is typically done through a letter from your CPA, attorney, or registered financial advisor, or through a third-party verification service. We’ll walk you through the process.
What is the minimum investment?
The minimum investment is $100,000, with additional investments in increments of $50,000.
How are your investments structured?
Each project is held in its own LLC, so every investment is tied to a specific property. Investors become Class A Members of that LLC, and a Nexus affiliate serves as Manager, running the project day to day. The preferred return, profit split, and all other terms for each offering are set out in that offering’s Private Placement Memorandum (PPM), which is available to verified accredited investors.
Does Nexus invest its own money in its deals?
Yes. We co-invest in our projects as a Class A Member, alongside our investors.
Do I fund my full investment up front?
Generally, no. On development projects, investors commit to a total amount and we call capital as the project needs it, with advance written notice. Your return accrues only on capital you’ve actually funded, so your money isn’t sitting idle. Opportunity Zone investors investing capital gains typically fund in full up front to meet tax timing rules. The specific funding terms for each offering are in its PPM.
Can I invest capital gains through an Opportunity Zone?
Some of our projects, including West Apex, are located in a designated Opportunity Zone and are being structured to accept capital gains through a Qualified Opportunity Fund. Opportunity Zone rules are complex and time-sensitive, so please consult your own tax advisor about your situation. We also accept investors who are not investing capital gains.
How will I stay informed about my investment?
You’ll receive regular progress updates throughout development covering budget, schedule, and leasing, followed by periodic operating and financial reports once the property is stabilized. You’ll also receive annual tax documents (Schedule K-1). And you can always pick up the phone and call us.
