Our story

A firm that started with one site.

Nexus Redevelopment began in 2011 with a single infill parcel in Raleigh and a straightforward thesis: the Triangle was going to keep adding people, and it was not going to keep up on housing. Fourteen years later that thesis has not changed — only the scale has.

What started as a two-person operation buying and renovating small rental properties has grown into a vertically integrated developer handling land acquisition, entitlement, construction management, lease-up, and asset management in house.

We have deliberately stayed regional. We do not chase markets we have not walked. The relationships that let us see land before it is listed, get a difficult rezoning through a town council, or hold a general contractor to a schedule are the product of years in one place, and they do not travel.

Our capital sits beside yours

Principals invest personal capital in every offering we sponsor. We do not earn a promote until our limited partners have received their preferred return in full.

Discipline

The best deal is often the one we pass on

We underwrite conservatively and decline far more sites than we buy. A project has to work at today's rents and a stressed exit assumption before we will bring it to investors.

Craft

We build things we would live in

Durable materials, sensible unit layouts, and amenities residents actually use. Well-built communities lease faster, hold residents longer, and sell for more.

Candour

You hear the bad news first

Construction schedules slip and markets move. When something changes, we tell investors directly rather than burying it in a quarterly footnote.

Where we work

Four counties, one hour wide.

We concentrate on Wake, Durham, Johnston, and Chatham counties — the geography that captures Raleigh, Durham, Cary, Apex, Holly Springs, Clayton, and the corridors feeding Research Triangle Park.

Staying inside that radius means our team can be on any site within an hour, which matters more during construction than almost anything else.

Unit mix, product type, and value engineering with architects and civil engineers we have worked with for years.

Construction management

Contractor selection, schedule and budget control, draw administration, and quality inspection on our own account.

Stage 05

Lease-up

Pricing strategy, marketing, and staffing to move a community from certificate of occupancy to stabilized occupancy.

Stage 06

Asset management

Ongoing operations oversight, capital planning, refinance evaluation, and disposition timing.
